Apartment and Multi-Family Cleaning in Dayton, OH
Final Touch Cleaning Services cleans apartment buildings and multi-tenant properties across Dayton and the Miami Valley. Lobbies, hallways, stairwells, laundry rooms and shared amenities on a set schedule, plus unit turnovers between tenants. We have been doing this since 2010.
The schedule is built around your building rather than the other way round. If the bins go out on a Tuesday, if the gym is busiest on a Monday evening, if the lobby needs to look right before a viewing, those things shape the visit.
You get one point of contact and the same crew every visit. Residents see familiar faces instead of a different contractor each month, which matters more in an occupied building than anywhere else.

Common areas we clean
Written from a walkthrough of your building, so this is a starting point rather than a fixed menu.
Entrances and lobbies
Glass doors, entry mats, mail room, seating and reception surfaces. The first thing a prospective tenant sees on a viewing.
Hallways and stairwells
Floors vacuumed or mopped, handrails and light switches wiped, cobwebs cleared from corners and ceiling corners.
Lifts
Floors, walls, handrails and button panels cleaned and disinfected. Button panels are one of the highest touch surfaces in the whole building.
Laundry rooms
Machine tops and fronts, folding surfaces, lint traps emptied, floors mopped and bins emptied.
Shared lounges and kitchens
Counters, sinks, tables, seating and appliance exteriors. Trash removed and floors done.
Gym and pool areas
Equipment wiped down, mirrors cleaned, floors mopped, and changing areas and showers cleaned and disinfected.
Bin stores and refuse areas
Floors washed down, surfaces cleaned, and the area left presentable. Usually the first thing to slip and the first thing residents complain about.
Car park and walkways
Swept, litter cleared, and entry areas kept tidy so the outside matches the inside.
One contact, one standard and one invoice across the whole portfolio. Tell us how many sites and we will price it as one contract.

Unit turnovers between tenants
An empty unit earns nothing, so a turnover clean is the one job where speed actually shows up on your books. We schedule turnovers around your handover dates rather than our rota, and for buildings on a regular contract we can usually turn a unit the same week you ask.
A turnover covers the whole unit: kitchen inside and out including appliances and cabinets, bathroom cleaned and disinfected, all floors, windows inside, skirting, light fittings, switches and doors. It is finished to a standard that stands up to an inspection, not a quick tidy.
If you need the same work on a single property rather than a building, that is covered on our move in and move out cleaning page.
Working in an occupied building
Cleaning a building people live in is not the same as cleaning an empty office. These are the things that keep residents on your side rather than in your inbox.
Quiet hours respected
We agree the hours with you and stick to them. No vacuums in a hallway at seven in the morning unless that is what you have asked for.
Wet floor signage every time
Signs go out before the mop does and come in after the floor is dry. In a shared stairwell that is a liability question, not a courtesy.
Staff residents can recognise
Uniformed, background checked, and the same faces each visit, so a resident knows who is in the building and why.
Issues reported to you
If we find a broken light, a leak, a propped fire door or a bin store overflowing, you hear about it that day rather than from a tenant a week later.
Schedules that suit a building
Daily common area checks
Lobby, lift and main hallway kept presentable. Suits larger buildings and anywhere with regular viewings.
Weekly or fortnightly full clean
The full common area scope worked through on a checklist. The most common choice across the buildings we cover.
Seasonal and periodic work
Carpet extraction in corridors, hard floor machine work, window cleaning and bin store deep cleans, scheduled through the year rather than billed monthly.
Turnovers on demand
Booked as units come free. For buildings already on a contract these usually get priority.
Buildings we cover across the Miami Valley
If your property sits just outside this list, call and ask.
Apartment work is one part of a wider commercial cleaning service. Corridor carpets and hard floors are covered on our floor and carpet care page, and if you also manage office or retail premises we can put the lot under one contract. See our Dayton cleaning page for everything we cover locally.
Questions property managers ask
Do you clean common areas as well as individual units?
Yes, and most of our apartment contracts cover both. Common areas run on a set schedule and unit turnovers are booked as units come free. They sit under one agreement and one invoice.
How fast can you turn around a unit between tenants?
For buildings already on a common area contract, usually within the same week you ask, and often within a day or two. Tell us your handover date and we will work back from it. An empty unit costs you money, so turnovers get priority over flexible work.
Can you work to our schedule across several buildings?
Yes. Multi property contracts run under one agreement with one point of contact and one invoice, and the same scope and standard applied at every site. Each building can still have its own days and hours.
Are you insured to work in occupied buildings?
Yes. We carry full liability insurance and are bonded, and certificates are available for your records or your insurer. Every member of staff who holds access to a building has been background checked.
Do you handle bin stores and outside areas?
Yes. Bin stores, refuse areas, car parks and walkways can all go in the scope. Bin stores are usually the first thing to slip and the first thing residents complain about, so we would rather they were in the contract than argued about later.
Can we get one invoice for multiple properties?
Yes. One invoice covering every property, broken down by site so you can still see what each building costs. That is how most of our property management clients prefer it.
